Terms of use and subscription

1. Who provides the service

The xtizetai.gr service is provided by Τσαμπατζίδης Γεώργιος (VAT No. 170132644, Tax office KEFODE THESSALONIKIS, METRON 31, 55132 KALAMARIA). Contact: info@xtizetai.gr. The service is independent and is not affiliated with Diavgeia, TEE (the Technical Chamber of Greece), the Ministry of Environment and Energy or any other public authority.

2. What the service is

We organise on a map and in lists the published building acts of the Technical Chamber of Greece on Diavgeia (the Greek government transparency portal): in the free preview the new apartment buildings, and in Pro all the acts (building permits, revisions, pre-approvals, demolitions, small-scale building works approvals), with email alerts, according to the criteria described on the How it works page. The service is aimed mainly at professionals and businesses in the sector.

3. Accuracy of the data

• The data is read automatically from the official acts. There may be errors, omissions or delays. The official act always prevails.
• The issue of a permit does not mean that works have started, that they will take place, or that the project is looking for a partner or supplier.
• The company named as the “project owner” is not necessarily the builder or the person in charge of purchasing. Company names appear as they are written in the act and are not a recommendation or an assessment.
• We do not guarantee a number of projects per area or period, nor that you will find customers or work.
• The information is not legal, technical or investment advice.

4. Account

• The subscription requires an account with a valid email, which you confirm.
• Each account and each subscription is for one user, for one business or sole trader. You do not share your login details.
• You are responsible for keeping your password safe. If you suspect unauthorised use, change it and let us know.
• You can delete your account at any time from your account page.

5. Free preview and Pro

The free preview shows basic details of the projects. xtizetai Pro adds full available project sheets, company names and roles, advanced search, saved projects and notes, up to 10 saved searches, email alerts and a business profile (section 9). The detailed table is on the Pricing page. “Full” means everything the service has and is allowed to show for each record. Details that the privacy policy withholds are not unlocked by payment.

6. Subscription, prices and payment

• Prices incl. 24% VAT: €24.68 a month or €235.60 a year in one annual charge (net amounts €19.90 and €190 respectively).
• The subscription renews automatically at the end of each period (month or year) at the same price, until you stop the renewal.
• Payment is made through the payment provider Stripe. Your card details are processed by the provider; they do not pass through us.
• The charge is made the same day and the paid period starts then; before payment the amount, the period and the renewal date are shown.
• A lawful receipt or invoice is issued for every payment.
• If a renewal is not paid, we let you know and you can update your payment method. Until it is paid, Pro access is suspended.

7. Stopping renewal, withdrawal and refunds

• You can stop the renewal at any time from your account. You keep access until the end of the period you have paid for, with no new charge.
• For a period already under way there is no pro rata refund, unless the law provides otherwise or the service was not provided through our fault.
• If you are a consumer (a natural person not acting for a professional purpose), you have the right to withdraw within 14 days of purchase, without giving a reason, by email to info@xtizetai.gr. Because you ask for the service to start immediately, in case of withdrawal you owe the amount corresponding to the period during which you used it, and we refund the remainder.

8. Changes to prices and features

If the price changes, we notify you by email at least 30 days beforehand, and the new price applies from the next renewal. You can stop the renewal before it takes effect. We may improve or change features; if an essential feature of your subscription is removed, you have the right to terminate it with a pro rata refund for the remainder of the period.

9. Business profile

• With an active subscription you can create a business profile for your business. It starts private; it is published only when you choose.
• The content of the profile (description, specialities, areas, availability, photos, contact details) is declared by you and you are responsible for its accuracy. Availability is your own declaration, not a commitment or a booking.
• You upload only material you have the right to use, without details or recognisable persons of third parties without their permission.
• The profile is separate from the companies named in public permits. Linking it to such a company happens only after a check of documentation; the same name or the subscription is not enough, and the official details do not change.
• The subscription is not a quality mark or a certification of the business.
• When Pro access ends, the profile is withdrawn from public view and stays private in your account, without being deleted. You can delete it together with your account.
• We may withdraw content that is unlawful, misleading or infringes the rights of third parties, and we will let you know.

10. Acceptable use

The following are not allowed:

• automated collection (scraping), bulk export or resale of the service's data,
• circumventing the access restrictions or sharing an account,
• using the data for harassment, or to identify and contact natural persons in breach of the law. When you contact companies for commercial purposes, you follow the rules on electronic marketing and data protection.

In case of a breach we may suspend or close the account, after informing you, unless the breach is serious or repeated.

11. Intellectual property and sources

The underlying data are public acts and remain available at their official sources. The organisation, the database, the texts and the design of the service belong to us. You do not acquire exclusivity over public acts.

12. Sponsored content

If a company adds content to the page of its project, it is marked “Sponsored”, is the responsibility of the company and does not change the official details of the act.

13. Availability and liability

We make reasonable efforts to keep the service running continuously, but there may be interruptions for maintenance or because of third parties (for example when Diavgeia is unavailable). To the extent the law allows, we are not liable for indirect damage or loss of profit from the use of the information or from an interruption of the service. Our total liability is limited to the amount you paid in the last 12 months. The limitations do not apply to wilful misconduct or gross negligence, nor do they limit rights that the law mandatorily gives you as a consumer.

14. Corrections and removal

If a detail is wrong or concerns you, use the “I request removal or correction” form on the project page or write to us. See also the privacy policy.

15. Changes to the terms

For material changes we notify you by email at least 30 days before they take effect. If you do not agree, you can stop the renewal or delete your account.

16. Governing law and disputes

Greek law applies. We try to resolve every dispute amicably: write to us at info@xtizetai.gr. If you are a consumer, you can also contact the Consumer Ombudsman. The courts of the provider's seat have jurisdiction, without affecting the consumer's right to bring proceedings before the courts of their place of residence.
