The cities with the most building permits in 2026: the top 34 municipalities
Athens is first by a wide margin, with 79 new apartment buildings from January to 23 October 2026. Glyfada and Patras follow with 35. The biggest rise compared with last year was recorded in the southern and eastern suburbs of Athens.

New apartment buildings with a first building permit from 1 January to 23 October 2026, and the same period of 2025. The ranking is by municipality: "Athens" means the Municipality of Athens, not the whole greater Athens area.

What stands out
- Athens alone has more new apartment buildings than Glyfada and Patras together (79 against 70), and 28 more than last year.
- The southern and eastern suburbs are rising: Ilioupoli from 7 to 24, Elliniko-Argyroupoli from 7 to 17, Agios Dimitrios from 9 to 20, Vyronas from 5 to 13. Together with Glyfada, this zone is the most dynamic in the country this year.
- West and north: a big rise in Egaleo (5 → 14), Ilion (4 → 10) and Lykovrysi-Pefki (2 → 11).
- Declining: Nikaia-Agios Ioannis Rentis (20 → 8), Vari-Voula-Vouliagmeni (17 → 12), Kalamaria (19 → 14) and Chalandri (17 → 13).
- Outside Attica Patras, Larissa, Volos, Kalamata and Alexandroupoli stay consistently high. Kalamata rose from 15 to 22.
With small numbers, one or two large plots change the picture of a municipality. The changes show a trend only when they persist for several months.

How we count
